Preparing to list your home is a process, that when done correctly, can help you to achieve the best possible price as well as aid you in selling your home more quickly. Before you sell your home, there are a few small home improvement projects that you will want to have completed before your first showing. 

Address Any Floor Issues

Carpet stains, worn areas, scratched wood, and crack tiles, can all be a turn off for potential buyers. If you have a newer carpet, performing a deep clean may suffice, but if it is older and worn, you should consider replacing it. Tile flooring should be replaced if cracked and if in good enough condition to keep, take the time to thoroughly clean the grout to get your floors looking like new. For hardwood floors, consider having them refinished so that they can look like fresh again.

Update Your Home's Hardware

Door knobs, drawer pulls, cupboard handles, and hinges can easily make a house look dated. This is an easy upgrade that can be made and requires little labor. Choose more modern designs and finishes and make sure that the theme is consistent throughout the room in your home. 

Remove Popcorn Ceilings

If your ceilings are still covered in popcorn, now is the perfect time to be rid of it, to give your ceilings a more modern look. The good news with this improvement is that it will only cost you a little in ceiling paint and mainly requires time to complete. While scraping all of your ceilings may seem like a daunting task at first, you will be pleasantly surprised by how much it can change the look of the room.

Declutter Your Closets

Before you list our home, you will want it to seem as spacious, as organized, and as neat as possible. While most people know that closets are typically filled in most homes, when they are filled too much, it can make it hard to judge the available space. Declutter and get rid of anything that you no longer need. If your closets are still brimming, you may want to consider packing anything that you will not need until after your move and having it placed in storage. 

Address Minor Repairs

Now is the ideal time to address any minor repairs that you have been putting off. Fix any plumbing issues such as clogs and leaks, repair any damage to walls and door frames, and replace any burnt out light bulbs. You want buyers to know that the house is well-maintained. It will make them more confident that major problems are less likely.

Feel as though you are losing space with every additional item that enters a room? Knick-knacks, electronics, toys and accessories piling up? Take a look at the tips below to maximize space in living rooms, dens, bedrooms, and extra rooms such as craft and laundry rooms. Built-Ins: Built-ins are a great space saver. They create storage without taking up too much space in a room. They are customizable so you can pick what type of storage will work best for you. Built-ins are especially effective in living rooms and toy rooms. Wall Storage: Wall storage is a great option for saving space in smaller, functional spaces like craft rooms, laundry rooms, and even kids rooms. Entryways will also benefit from wall storage where coats and keys can be hung up instead of flung on the nearest surface. It provides storage without taking up floor space. There are so many options for wall storage that range from shelves, hooks and cabinets of all sizes. Hidden Storage Furniture: Furniture with hidden storage is great way to maximize space. These pieces include ottomans, coffee tables, and end tables. Storage ottomans are great for storing extra blankets and pillows. Storage coffee tables and end tables are perfect for storing books, magazine, extra remotes, DVDs, coasters, and electronic accessories. If these pieces did not have storage then those items would be lingering on the tops of tables or around the house causing clutter and dysfunction. Multifunctional Storage: There are endless options here, some more functional than others. Under the stairs storage or stairs that have drawers and/or shelves, sofas that turn into beds, mirrors with jewelry storage, fold-down tables with storage, food/water bowls for animals incorporated into drawer storage, and litter boxes hidden in coffee tables (although I’m not sure who would want this). The type of home and room will determine whether or not some of these are practical options, but nonetheless, some are pretty unique. Incorporating one or more of the tips above will be determined by the type of room and home. A tip that works for a bedroom may not work for a bathroom and the same for a home compared to an apartment. Be cognizant of this when considering adopting these approaches for functional and spacious rooms. Hope these tips help maximize space in your home!

Odds are, you don't give your electrical outlets and switches much thought beyond safety and an occasional surge protector purchase.  However, many new kinds of switches and outlets are now on the market, any one of which could be a major boost to your home's convenience and ambiance, and could even make your home a little more fun to be in. USB Outlets - Many of our cell-phones, laptops, tablets, and other personal electronic devices utilize a USB port for charging purposes.  With the addition of an outlet with a built-in USB port, the days of trying to find room to charge your electronic devices is over.  No more unplugging items in order to charge your phone or laptop.  If you choose to wire this new outlet yourself, you're only looking at spending $20-$40 dollars per outlet. Programmable outlets and light switches - Not only are these outlets and switches a great way to manage your home's power usage, they are also quite affordable.  These types of outlets safely turn off power after a certain amount of time, and most come equipped with a built-in surge protector. Programmable light switches work in the same fashion, which makes them ideal for kid's rooms.  Both of these will run an average of $25-$50, depending on the features. Hands-free light switches - These have been around for a while now, but while the idea isn't new, the technology has improved greatly.  Some come with body-heat detection, motion sensors, AND a time delay, which fixes the earlier issue of the lights shutting off once they didn't detect movement. The infrared light switches are paired best with smaller rooms, but sound-triggered switches (remember The Clapper?) work very well in large rooms.  For versatility, look for a unit that offers multiple lights settings.  Also, be sure that spontaneous noises, such as a loud TV or crying baby, won't accidentally trigger the lights to shut off.  These switches start at $20 dollars for simple sound-trigger options to as much as $200 for the infrared models. LED touch panel lighting - LED touch panels allow you to simply touch a panel to turn on a light, or a stroke of a finger to adjust the amount of light in a room.  Not only do these varieties make your home look sharper, they also save a lot in utility costs.  While these have been enjoyed in Europe for some time now, American manufacturers are starting to take a keen interest in developing these technologies here.  These can be ordered online for about $70-$100 per panel, and are starting to catch on here in the states.  The price will eventually become more affordable once domestic manufacturers start churning them out.
